Use our decades of local knowledge and experience in the industry to help you make an informed decision before investing in a rental property. This includes a written evaluation of location, rentability and rent rate, an interior and exterior inspection of the property, recommended improvements, and straight, honest advice and guidance on how it pencils out.  A report is provided.  Owner must provide access to the property.

ESTABLISHED OWNER –  Property Analysis

If you are already managing your own property, or utilizing another property management company, we offer a fresh, unbiased, experienced look at your current rental(s), the rates, maintenance and future recommendations.  Includes an interior and exterior inspection of the property, evaluation of your costs and income, recommended improvements, and recommendations for making a change or staying as things are.  Owner must provide property access and supply current financial information.

DEVELOPER – Multi-family/Mixed-use Development Consulting

If you are considering building a multi-family or mixed-use complex, pre-planning can save you thousands, and in the long run and make you thousands.  We evaluate the target market and what the market can bear.  We can provide rental statistical data, perform a feasibility study and, with a combination of experience and projection, generate a comprehensive and informative analysis.  We analyze the property’s features, amenities, finishes, fixtures, and other relevant topics along with factoring in the location, your timeline, the market and the necessary marketing.  Save yourself a headache by sitting down with us and getting to know your market before jumping in.  Consulting fee commensurate with project size.  Fee will be credited toward your management contract cost.
